Investing in New Zealand property while in the UK

If you’ve been taking a keen interest in property markets you would have noticed two key things. Firstly, the days of double digit capital growth in the UK are over and you’ll be hard pressed to find anyone who believes it’ll return soon. Secondly, New Zealand is increasingly being seen as an excellent place for investment property by locals, ex-pats and other overseas investors.

So why are property investors buying in New Zealand?
Firstly, there’s the spectacular capital growth the country has seen in recent years.

Reinz figures show that the median sale price of property nationwide has increased more than 70 per cent dur-ing the past five years with Northland, Otago and Southland seeing more than 90 per cent increases.

Although the rate of growth has slowed, 2005 still saw a nationwide increase of more than 11 per cent, with Northland, Wanganui/Manawatu and Central Otago Lakes showing growth of more than 30 per cent last year.

Affordability is another reason investors are turning to New Zealand.
The average property price is now around $300,000 (£115,000) and this often means a detached property with garage and garden. Unlike the UK and many European countries, you will not be hit with huge legal expenses or stamp duty. Selling is also cheaper with no capital gains tax and no inheritance tax. Another advantage is the straight-forward secure buying process that discourages gazumping or gazundering.
